Unusual Characteristics
|
The existing tilt-up concrete structure is located within an industrial context and may best be described as an elongated rectangle with openings for light on one side only, the short side. The West Elevation was originally sited on a zero lot line and offered no opportunity to capture light. |
Special Challenges

Create a work environment and aesthetic that would be suitable to the buildings new use, yet be capable of visually holding up to the surrounding industrial structures. |
Solution
|
Large windows were saw cut into the exterior walls of the East elevation and repeated onto the interior walls of perimeter offices so that morning sunlight would reach back into the main work areas along the West side. The quality of light through these windows was modified by a combination of translucent glass and sunscreens. Interior offices that could not be located along an exterior window line were organized along a series of interior courtyards that are illuminated with skylights. The courtyards were also intended to function as a connection point, facilitating collaborative work amongst project managers and centralized administrative assistants. With exception of some of the individual offices, natural daylight is normally sufficient to illuminate the space during most days.
Mezzanines were located above the project managers offices and modulated between the existing glulam beams of the warehouse ceiling. One mezzanine is currently used while the other three are left open for future expansion.
